Floor spring & door closer repairs

Leaking, weak or broken floor springs and overhead closers replaced and adjusted.

A floor spring is the hydraulic closer set into the floor beneath a shop door; an overhead closer does the same job from the top of the door. Both control how fast the door closes and how hard it latches. When they wear out, doors slam, swing past centre, will not stay open or fail to close at all.

Guide price£150 – £520ex VAT, per door, unit-dependent. Fixed price confirmed after survey.

What does floor spring & door closer repairs cover?

  • Replacing leaking or seized floor springs
  • Replacing overhead and transom closers
  • Adjusting closing and latching speed
  • Fitting hold-open and non-hold-open units
  • Replacing worn floor spring cover plates and top centres

How do I know I need it?

  • Oil around the floor plate under the door
  • The door slams or drifts open in the wind
  • The door no longer returns to closed
  • The door swings beyond its normal stop

How is the repair carried out?

We check the size and strength rating of the existing unit against the weight and width of the door, then fit a like-for-like or better-matched closer. Most floor springs share standard box sizes, so the replacement usually drops into the existing cement box.

Questions about floor spring & door closer repairs

How do I know if my floor spring has failed?

Common signs are oil around the floor plate, a door that slams or will not close, and a door that swings freely past the centre point. A failed spring rarely recovers with adjustment.

Can a floor spring be repaired or does it need replacing?

Floor springs are sealed hydraulic units, so once they leak they are replaced rather than repaired. The cement box set in the floor is normally reused.

What size door closer do I need?

Closers are rated by door width and weight. We size the unit on site so the door closes reliably without being too heavy for customers to open.
